The ultra-high end real estate market in Boca Raton is experiencing a meteoric rise. For five years straight, the town’s top-end properties have sold at record prices. The town’s most expensive homes are now selling at the same price as Miami Beach.  

Senada Adzem, Douglas Elliman agent, said that people tend to associate Miami with high-end South Florida property. “But Boca Raton, however, is without doubt, the most luxurious residential market in the region.”

This was the most recent top-selling property in town. It’s located 45 miles north and 28 miles south Palm Beach. According to public records it sold last year for $24.5million. That is a more expensive price per square feet than any other home. It’s four times more expensive than the $570 per square footage luxury home average price. This represents 10% of the highest sales in Boca.

According to most recent statistics, the record sale also surpasses Miami Beach’s average square-foot price at $2766, which is the highest recorded in the city. Elliman Report for Q1.

“Trophy properties have gained momentum in the South Florida market over the past three years — for tax benefits, for safety reasons, and because of the pandemic,” Adzem told CNBC.

Three more mega-homes have been added to the Boca real estate market this year, with each home priced to surpass last year’s record price and increase the high-end of the area.

Let’s take a look at three of the most expensive homes in Boca Raton.

169 West Key Palm Road

This waterfront home located at 169 West Key Palm Road has been listed for $26.9 Million. It’s located behind the private gates of Boca’s swanky Royal Palm Yacht & Country Club community, and the asking price is just shy of $3,000 a square foot.

The almost-9,000-square-foot residence is being sold fully furnished. Adzem is represented by Douglas Elliman and Dustin Nero. Adzem said that the high-end buyer from New York or California would be happy to pay an extra premium for a complete house.

It looks out over the Royal Palm marina. You don’t look at a house — it’s a very premium view,” said Nero, who believes the home’s unique view will help it break the town’s sale price record.

Nero represents clients in Boca and Miami. He believes that a Boca home is still relatively affordable compared to Miami’s very best.

He stated that the Miami property would sell for $4,000 per square foot or $4,500 per sq.ft.

Boca also offers buyers the opportunity to land private aircrafts there. Nero explained that Boca’s private airport has recently gained its own customs office. This is the perfect convenience for residents who are planning to travel abroad by private plane.

This almost-10,000-square-foot home located on the Intracoastal Waterway in the Estate Section of Boca was listed this month for $28.5 million. The price per square feet is now just below $2,000.

Adzem, who co-lists the property with Nero, said that it is like “a work of residential arts” and that the home has a balance between resort-style comfort and artful splendor.

The modern home is being offered fully furnished. There are six bedrooms and eight baths on the two-storey floor. Because the bedroom of the owner is elevated above the deck, it appears as though the space is floating over the water.

These panels are at ground level and can slide off, blurring lines between indoor space and outdoor.

Adzem stated to CNBC that Adzem’s home includes an ultra high-end, hospital-grade, air filtration system. It is tied into the central system.

She stated that the HVAC system was designed to be Covid-free and has separate HVAC zones in each of the rooms.
