Luxury real estate in Hawaii has soared to new heights, fueled by a combination of rising equity markets, low interest rates, and pent-up demand due to the coronavirus pandemic.
Sales volume for homes worth $3 million and more increased 234.5% in the first quarter of 2019 compared to 2020. According to the MLS, record volume of deals reached $3.7 billion. Beall claimed that deals worth $20 million have been closed within 30 days.

Beall stated in his report that “we are seeing buyers coming from entertainment, finance, and technology sectors to purchase high-profile listings as well as off-market listings at record prices.”
Sales of ultra-luxury goods explode
This high-speed market saw the most significant growth, with homes valued at over $10 million experiencing a staggering increase. In the first three quarters of 2021, there were 64 transactions totaling $1.06 billion in sales in this segment — a 602.9% change in dollar value over the first three quarters of 2020 and more than six times the number of transactions.

Beall is not concerned about the market’s speed or its dramatic rise.
It doesn’t feel super foamy and it won’t all end in one day. Beall stated that it was just his kind of awareness of the depth and market size of the demand.

The state’s eight largest islands saw the most growth in ultra-luxury products. However, the Big Island experienced a 1,582% increase in its sales volume in 2020, which led to the majority of the sales growth. The Maui saw an increase of 6444% in sales volume. Kauai was also up 640%.
The Big Island was responsible for 37% state-wide ultra-luxury sales during the first three quarters 2021. This is $393million in total sales.
Recently, this $18.5M complex was sold on Big Island. The seven pavilions are designed to accommodate guests, dining and gatherings.

Claudia Huntington was Claudia Huntington’s Capital Group Portfolio Manager. Claudia Huntington sold Beall’s company. 6,674-square-foot residence on the Big Island. It consists of seven pavilions that overlook Kauna’oa Bay. The home was sold at $18.53million, which is approximately $2,776/square foot.
“I am strangely bullish about the value. … One thing I know about Hawaii as compared to say, Florida or New York … we are like literally a speck of sand, surrounded by 2,000 miles, it is a tiny, tiny market,” Beall said, adding that the market has a dwindling inventory.
