For Chris Rapczynski, character comes first

Rapcyznski founded Sleeping Dog Properties in 1993, and this small endeavor has since grown into one of the leading construction and residential real estate firms in Massachusetts. With President Chris Rapczynski at the helm, Sleeping Dog Properties has built a sterling reputation as a dynamic contributor to the Boston real estate landscape, successfully completing over $500 million in high-end construction projects. 

Sleeping Dog Properties’ projects are wide-ranging and represent the best in bespoke construction. SDP recently completed a 15,000 square foot single family home in Osterville, as well as Newton Pediatrics, a 4,000 square foot children’s medical facility. The Smythe and Dove Restaurant in Andover, Massachusetts underscores the firm’s flexibility and respect for its New England roots. SDP was able to marry the past with the future—the restaurant’s high ceilings and vintage accents evoke the 19th-century era barn that once stood there, and the layers of modern sensibility welcome diners to a relaxing yet trendy experience. The penthouse unit at the Millennium tower is another example of SDP’s comprehensive capabilities and high-end craftsmanship. Marble accents and hardwood floors complement the floor-to-ceiling windows and waterfront views. Well-established as the premier player in the Boston residential construction scene, SDP is now looking beyond its urban borders to work in destination and vacation home markets in New Hampshire and the Cape. 

Attention to detail and a cutting-edge design sense have earned Sleeping Dog Properties an impressive array of awards. These include the Boston Society of Architects’ 2010 Citation for Interior Design, as well as their 2012 Design Award, the Commonwealth of Massachusetts Department of Public Safety Architectural Access Board Honor Award for Accessible Design, the Boston Society Architecture Access Award, and a remarkable four Best of Houzz Awards for service and design. As his firm has collected hardware, Chris Rapczynski has followed suit, picking up General Contractors Magazine’s Best General Contractor in Cambridge and Best Commercial Contractor in Somerville, Massachusetts, as well as the Best Kitchen Remodeler in Boston award from Boston Architects, the 2005 Commonwealth of Mass Department of Public Safety award, the 2008 AIA HUD Housing access award, and the 2008 New England Innovation Award from the Smaller Business Association of New England. 

Rapczynski’s achievements in the world of construction and real estate can be chalked up in large part to his sense of integrity, and this extends beyond the borders of his day-to-day work as well. His philanthropic and charitable efforts are a reflection of his commitment to the community that he has served for nearly 30 years. He is highly focused on developing new and emerging talent in the construction industry, particularly in the Boston area. He volunteers in mentorship programs devoted to helping lower income families access career counsel and opportunities, and has also spoken to students who attend Northeastern University’s Master’s in Construction Management Program. He has been a frequent guest speaker at the Home Building Institute, and has been on the Boston Magazine Expert Real Estate Panel as well, sharing his career insights and industry knowledge with diverse audiences.

In addition to his career-adjacent work, he also offered his help to the community in other ways, serving on the Board of Overseers at the Boston Animal Rescue League and volunteering as a youth soccer coach for the Andover Soccer Association. He also contributes to Wheels, Wine, and Watches, a fundraiser for promoting music education in underserved New England communities, as well as to the Pan-Mass Challenge, which funds cancer research and treatment. Rapczynski and Sleeping Dog Properties also donate tools and building materials to Build Health International, an organization that shores up local healthcare systems in international communities to improve overall health.
